This property came with a 1930’s 750 s.f. cottage. The owner’s wanted to downsize their lives, but the cottage was not large enough for them and their needs. In working with the City, they informed us that we could only build up to 1500 s.f., or 50% larger than the existing cottage. Our main focus became, how to maximize the space and still maintain the 1500 s.f. We therefore, designed an large covered outdoor patio that became a usable space for living and entertaining. This space, being outdoors, did not have to be counted as square footage, and therefore was allowed, even celebrated. The cottage has the details of the quintessential beach cottage. The colors and finishes were chosen with a sense of the past, while still giving the feeling of the present.
